Team Bios
BIO: Kevin Kratt, President
Kevin Kratt is president and founder of Kratt Commercial Properties. Since entering the Colorado real estate market in 1985, Kevin has dedicated his career exclusively to the development and full-service brokerage of retail shopping centers.

For over 18 years, Kevin has looked out for the interests of major shopping center owners throughout Colorado, and has been a true landlord’s representative. In the beginning, Kevin assisted clients in the redevelopment and/or final phase development of existing shopping centers. Now, Kratt and his teams’ specialties have expanded to include development projects that encompass all phases from the ground up.

Kevin’s brokerage and development expertise has led to the creation of numerous prestigious shopping centers. He has been instrumental in developing over 2 million square feet of retail including the Broadmoor Towne Center, Cheyenne Mountain Center, Rustic Hills South shopping center (Palmer Park Boulevard & Academy Boulevard) and The Shops at Falcon Landing (North Academy Boulevard). He is currently developing the City of Colorado Spring’s first Urban Renewal retail project involving Tax Increment Financing (anchored by Costco and Lowe’s Home Improvement Center across from the University of Colorado at Colorado Springs Campus at Interstate 25 and North Nevada Avenue).

Prior to founding Kratt Commercial Properties in 1998, Kevin worked as managing partner for Sullivan Hayes Brokerage.

BIO: Jason Madsen, Director of Leasing
As director of leasing for Kratt Commercial Properties, Jason Madsen is responsible for overseeing the leasing activities of a class ‘A’ shopping center portfolio consisting of approximately 3.2 million square feet of gross leasable area. Jason’s real world experience in the retail, architectural and construction management sectors coupled with his extensive contact list of tenants provides his shopping center owners and development clients with a complete leasing skill set.

Jason’s broad array of specialties include custom property marketing plan creation and implementation, prospective tenant identification and pursuit, deal formation and lease negotiation, shopping center concept/development planning, design/construction input for shopping centers, Proforma/financial modeling for new development opportunities and redevelopment/expansion concepts for existing shopping centers. As a compliment to his specialties, Jason has been a member of the International Council of Shopping Centers since 2002.

Prior to joining Kratt, Jason owned and operated several businesses, including multiple units of a food franchise in Colorado Springs, CO, and an architectural design drafting company in Salt Lake City, UT. Previously, he was a construction project supervisor for Target Enterprises, Inc and Union Park Center, which is an approximately 900,000 ft2 Class ‘A’ office park.

Jason earned a bachelor’s degree in political science from the University of Colorado at Colorado Springs in 2000, and was accepted into the Graduate School of Architecture at the University of Utah.

BIO: Manny San Fernando, Senior Broker
As Senior Broker for Kratt Commercial Properties, Manny represents landlords in the leasing, sales and development of their shopping centers.

Since joining Kratt Commercial Properties, he has been directly involved in leasing over 150,000 square feet of retail space for national, regional and local tenants. In addition, he has overseen the development of a ground up retail building, and sold retail pad sites to national restaurant users. Manny is currently involved in such high-profile projects as the World Arena Restaurant site and the new City Gate project in downtown Colorado Springs.

Manny brings tremendous business experience, negotiation skills, enthusiasm, dedication and commitment to every project he is involved in. He focuses all of his energy on an assignment until it is successfully completed.

Before entering the commercial real estate industry in April of 2005, Manny was involved in the office technology industry. For over 25 years, he was responsible for the development of nationally successful sales organizations and the negotiation of many multi-million dollar deals.

Currently, Manny is pursuing the prestigious Certified Commercial Investment Manager (CCIM) designation.

BIO: Dan Rodriguez, Broker Associate
As broker associate for Kratt Commercial properties, Dan works as a landlord representative for Kratt’s many retail properties.

As a former marketing consultant, Dan has extensive experience in working with small businesses, and developing marketing plans. He is routinely in front of audiences ranging from two to 200, yet has a real knack for connecting and communicating effectively on an individual basis. Dan is tenacious, likes cold calls and has a reputation for driving results.

Dan formerly served as a marketing consultant for Farmers Insurance. During his time with Farmers Insurance, he facilitated the launch of a $40 million national campaign, drove system usage above 93% for his division and was responsible for the training and marketing plan development for more than 400 agents and office staff. Before that, he served as the district marketing director for HealthEquity where his responsibilities included team leadership and management.

Dan received his bachelor’s degree in marketing and business management from Brigham Young University.
